About GN Allen
My name is GN Allen, and for more than 15 years I have worked closely with homeowners, buyers, sellers, investors, and real estate professionals throughout the real estate industry. During that time, I have also conducted professional training for real estate agents focused on negotiations, communication, client relations, transactions, and understanding how real estate deals come together — or sometimes fall apart.
As a certified home inspector through InterNACHI — the International Association of Certified Home Inspectors — I perform detailed visual inspections based on established standards of practice while focusing on professionalism, communication, and practical understanding of the transaction process.
My background working alongside real estate professionals has given me extensive exposure to:

- Common issues that affect property value and negotiations
- Water intrusion and moisture-related concerns

I understand that not every issue discovered during an inspection is a deal breaker. Homes naturally age and require maintenance over time. My approach is to provide clients with a realistic understanding of the home’s condition while helping them distinguish between major concerns, deferred maintenance, normal wear, and cosmetic issues.
Clients appreciate my ability to communicate findings clearly and calmly without creating unnecessary alarm, while still identifying significant concerns that deserve attention.
Because of my extensive experience working with agents and understanding how negotiations unfold, I also understand how inspection findings can affect pricing discussions, repair requests, conditional negotiations, and overall transaction strategy. My goal is always to provide accurate and objective information while helping clients and professionals better understand the significance of the findings.
I also recognize the importance of timing in a real estate transaction. That is why I work quickly and efficiently while still providing a thorough inspection and a detailed digital report, typically delivered within 24 hours or less.
